The manufactured home described above has been abandoned as prescribed in Section 700.526, RSMo
on real property owned by me. You are hereby notified of the following:
•
The manufactured home was abandoned on __________________________ (date abandoned) and
continues to be abandoned on real property owned by me as of the date of this notice;
•
The manufactured home is located on such real property by reason of a valid rental agreement;
•
The manufactured homeowner is in default of the rental agreement;
•
The amount of rent accrued to date is $ ______________________;
•
The monthly rate at which future rent will accrue is $ ______________________;
•
The manufactured homeowner has not paid or made arrangements for the payment of the accrued rent;
•
I hereby claim a lien on all such rent;
•
The abandoned manufactured home may be redeemed at any time during business hours by paying all
rent accrued under the terms of the rental agreement;
•
You have a right to contest this lien by filing, within ten (10) days of receipt of this notice, a petition in the
associate circuit division of the circuit court in the county in which the manufactured home is located;
•
If the manufactured home remains unredeemed thirty (30) days from the date of mailing of this notice and
within ten (10) days of mailing of this notice a petition is not filed to contest the lien, I will apply to the
director of revenue for a lien title; and
•
When I receive the lien title, I shall have the right to sell the manufactured home to recover unpaid rent,
actual and necessary expenses incurred in obtaining a lien title, and conducting and advertising the sale.
