This Property Management Agreement (this “Agreement”) is made effective as January 1
,
2015 by and between (Property Name), (“Owner”), and (Management Company)
(“Manager”).
RECITALS
A. Owner owns certain real estate property and improvements situated thereon located at
Property Address (the “Real Property”). Property Name (“Development”) to be managed
by Manager under this agreement, is a (120) unit Housing Choice Voucher, Project
Based elderly housing development consisting of land, building and other improvements
described as follows:

B. Owner wishes to obtain the services of Manager in connection with the management of
the Development subject to the terms and provisions of this Agreement; and Manager
wishes to perform such services in exchange for the management fee (see ARTICLE 8)
provided herein.
C. Leasing Guidelines and Management Plan.
Attached hereto as Exhibit “A” and hereby incorporated herein is a copy of the Leasing
Guidelines and Exhibit “B” the Management Plan for the Development, which provides a
comprehensive and detailed description of the policies and procedures to be followed in
the management of the Development. In many of its provisions, these Exhibits briefly
defines the nature of the Manager’s obligation, with the intention that references be made
to the Leasing Guidelines and Management Plan for more detailed policies and
procedures. Accordingly, Owner and Manager will comply with all applicable provisions
of both Exhibit “A” and Exhibit ”B”, including the CMHA Housing Choice Voucher
Program Administrative Plan as it relates to the Project Based Voucher program and
general administration of vouchers and all federal regulations published by the
Department of Housing and Urban Development, regardless of whether specific reference
is made thereto in any particular provisions of this Agreement.
