This Roommate Change becomes an addendum to the original Residential Boulder Lease the “Lease”, dated:
____________________________ 20______. for the property address and unit # named above the “Premises”.
Original / Vacating Resident: __________________________________________________________,
who is vacating on _____________________________ date is moving out and the New Resident (named above)
who is replacing the Original / Vacating Resident, is moving in on ______________________________ date, both
understand and acknowledge the terms and conditions of the current lease and of this addendum. New Resident has
received a copy of the Lease __________________ (New Resident Initial)
Security Deposit: New Resident must pay the agreed to portion of the security deposit to the Vacating Resident prior
to taking occupancy (moving-in). Total security deposit stated on the Lease is $_______________ and
$______________ is the portion of the security deposit which the New Resident is to pay the Vacating Resident. SMC
“Agent” will Not be responsible for reimbursing the security deposit to the Vacating Resident. Should Agent need to get
involved and release part of the security deposit to the Vacating Resident, there will be a $75.00 charge to disburse the
agreed to portion of the security deposit to the vacating Resident and the disbursement will not include any interest
earned on the security deposit. New Resident must pay to the Vacating Resident any interest earned from Lease start
of date to move out date.
Conditions: For a Resident to exercise a Roommate Change without Liability, the following conditions must be met:
 New Resident: Must complete a Rental Application, pay fees and have an approved Agent background check.
 Roommate Change Fee: The Vacating Resident must pay a Roommate Change fee to Agent in the amount of
$50 due at signing of this addendum (this is in addition to the Rental Application fee).
 All Residents Original and New Must Sign Below: All Original Residents named on the Lease must agree
and sign this form allowing the New Resident to become part of the original Lease.
 This Roommate Change Addendum does not release the original Resident(s) from any financial liability,
responsibilities or obligations from the Original Lease agreement.
 Vacating Resident will pay a fee of $200.00 for liquidated damages covering Agents efforts for replacement.
 Renters Insurance: New Resident must obtain renters insurance per the terms of the Lease.
“AS IS”: The New Resident agrees and understands that he or she is accepting the Unit in “AS IS” condition; this
includes but is not limited to any existing damages and cleaning. If the Vacating Resident is responsible for any
damages or fees to the unit the new Resident should contact SMC the Agent in order to get cost estimates or agree to a
settlement with The Vacating Resident prior to move-out / move-in dates. Only upon request Agent will provide the New
Resident with the Units Move-In Check Form and any outstanding balances owed by all Residents on the Lease. On
some properties utilities are run and paid in arrears –Vacating Resident will owe their portion up to the day before the
New Resident moves- in. The New Resident will need to work out all financial details amongst themselves. With all
“AS IS” conditions AGENT will not provide the New Resident with a walkthrough.
